The 7 Most Common Land Scams in Ghana

1. Multiple Sales (Most Common)

The same plot is sold to 4-5 different buyers. Each receives "genuine-looking" documents. Only one person actually owns the land - sometimes none of the buyers do. Loss: GHS 30,000-200,000 per victim.

2. Forged Documents

Fake site plans, forged allocation letters, and fabricated land titles. Modern printing makes these nearly impossible to detect without official verification. Cost to verify: GHS 200-500 at Lands Commission.

3. Stool Land Disputes

Land sold by one family member while others contest ownership. You build, then the "real" owners appear demanding compensation or demolition. Average dispute duration: 5-15 years in court.

4. Government Land Grab

Land that was compulsorily acquired by the government, sold as private land. The government can demolish your structure at any time with no compensation to you.

5. Boundary Manipulation

Seller shows you one plot but documents describe a different (smaller, worse) location. Without a surveyor, you won't know until you start building.

6. Developer Disappearance

"Buy a plot in our new estate" - you pay, the developer collects millions from hundreds of buyers, then disappears. No land, no refund.

7. Encumbered Land

Land with existing mortgages, court injunctions, or litigation sold as "free and clear." The bank or court can seize it regardless of your purchase.
