Types of Land Documents in Ghana

Not all land documents are equal. Here's the hierarchy from strongest to weakest:

Land Title Certificate

STRONGEST

Government-guaranteed ownership. Nearly impossible to challenge. Issued by Lands Commission after full registration.

Registered Deed/Indenture

STRONG

Formally registered at Lands Commission. Good evidence of ownership but can still be challenged.

Site Plan

MEDIUM

Shows boundaries but does NOT prove ownership. Must be verified at Survey Department.

Allocation Letter

MEDIUM

Letter from chief/family head allocating land. Can be legitimate or forged. Needs verification.

Receipt Only

WEAKEST

Just proves payment was made, not ownership. Sellers can issue receipts for land they don't own.

How to Verify Any Land Document

For Land Title Certificates:

  1. Check the certificate number at Lands Commission
  2. Verify it matches the seller's name
  3. Confirm no encumbrances are registered against it
  4. Check for government acquisition orders

For Site Plans:

  1. Take it to the Survey Department for authentication
  2. Confirm the survey number exists in their records
  3. Verify boundaries match the physical land
  4. Check if the surveyor who signed it is licensed

For Allocation Letters:

  1. Visit the chief/family head who allegedly issued it
  2. Verify their authority to allocate land
  3. Check if the land is stool land or family land
  4. Get confirmation from multiple family elders
